Crawl space encapsulation and vapor barrier installation
Encapsulation is a packaged job, not a single repair. It usually combines water control with moisture and air control so the crawl space stays dry and stops feeding humidity into the house.
A typical scope includes:
- Drainage: interior drain tile and a sump pump if water pools.
- Vapor barrier: heavy poly sheeting over the floor, run up and fastened to the walls.
- Sealing of vents and gaps, and sometimes insulation on walls.
- Dehumidifier to hold humidity down.
- Repairs to wall cracks or rotted materials found during inspection.
Ask what thickness of liner is used, how seams are sealed, and whether the system includes a drain and pump or only sheeting. Sheeting alone will not fix standing water.
What it costs
Cost depends on crawl space square footage, liner thickness, whether drains and a pump are needed, dehumidifier model, and any rot or mold cleanup first. Access height also affects labor.

- Not exactly. Waterproofing handles liquid water. Encapsulation adds a sealed liner and humidity control on top of that.
- Do I need a dehumidifier?
- Most sealed crawl spaces use one, since humidity still enters. Your contractor can size it to the space.
